Senior Secured Refinancing Berlin
Capital 27 has advised the family office of the Ventis Group's shareholders on the senior-secured refinancing of a residential real estate portfolio in Berlin. The EUR 20m financing was provided by Prime Capital AG through two of its managed debt funds and closed in August 2026.
The portfolio comprises residential properties in Berlin-Charlottenburg and serviced apartments in Berlin-Wedding with more than 60 units. The refinancing consolidates the previous financing arrangements into a single structure, giving the owners long-term planning certainty and the flexibility required for their further projects.
Capital 27 acted as exclusive debt advisor throughout the entire process, covering the structuring and positioning of the transaction, the selection of suitable institutional financing partners and the negotiation of commercial terms through to closing.
The transaction underlines the growing role of alternative institutional lenders in the German real estate financing market and the availability of long-term private debt solutions for private and institutional real estate owners as an alternative to traditional bank financing.
